A 35 m² village house on one level in Old Antibes, made for two: one master bedroom, a living room with an open kitchen, and a 30 m² private garden behind its own door.
One master bedroom with its own bathroom, a living and dining room with an open kitchen, a separate WC — and, through the double windows of both rooms, a private garden of 30 m², reached from Rue du Marc by a path beneath a lemon tree.

The living and dining room
Opening onto the garden
Sixteen square metres facing east, so the morning sun comes straight in. Two large double windows open directly onto the paved part of the garden, on the same level as the room.
Original travertine floors and contemporary furniture: a two-seater sofa and a coffee table, a designer dining table for two, and a 42-inch television.
Fibre internet, with a professional Wi-Fi router dedicated to the house.

The garden
A private garden in the old town
Thirty square metres of garden, private to the house and on the same level as the rooms.
On the paved area in front of the living room, a dining table with four armchairs, a garden lounge set and a parasol, with a Weber barbecue beside them.
Breakfast, lunch and dinner outside, without leaving the house. In more than ten years in the old town, we had almost never seen a private garden.

The kitchen
Open onto the living room
Open onto the living room and included in its 16 m², the kitchen has Siemens appliances: an oven, a microwave, a four-zone induction hob, a fridge with a freezer compartment and a dishwasher. A washer-dryer is built into the units.
Arital units with a white granite worktop. A Nespresso machine, a kettle, a toaster and everything needed to cook.

The master bedroom
Onto the garden
Fourteen square metres, with double windows opening directly onto the garden, exposed stone walls and original travertine underfoot. A 140 × 200 cm bed made up with Black Label bedding, and two built-in wardrobes.
The en-suite bathroom has a black granite basin, a teak cabinet with shelves and a 90 × 90 cm walk-in shower. A separate WC is in the small hallway between the living room and the bedroom.

The entrance
Beneath the lemon tree
A private door on Rue du Marc, a single step, and then a path for the house alone, running beneath a lemon tree between lavender and strelitzia, straight to the garden.

Location
Rue du Marc, a hidden gem
A village house on Rue du Marc, a very quiet street inside the old town of Antibes, behind its own door.
On foot: the Provençal market in 6 minutes (360 m), the ramparts in 7, the Picasso Museum in 7 (410 m), Notre-Dame-de-la-Platea Cathedral in 8, Port Vauban in 8 and La Gravette beach in 9 (560 m).
Far enough from the market square not to hear it being set up at three in the morning; close enough to do the shopping on foot. Cafés, restaurants, boutiques, antique shops and galleries are all within the old town.

Why we chose this house
